Pre-Construction Services

A primary component to the success of any project we undertake is the development of an accurate budget, the foundation of a quality project estimate.  As part of your project team, we actively engage with your architect in identifying cost control and value engineering measures in an effort to maximize the use of improvement dollars.

Utilizing our estimating software and databases, along with market knowledge and unit costing schedules, our in-house team of estimators works hand-in-glove with the project management team to develop an accurate schedule of values.

Stellar’s approach to maximizing the improvement dollars being invested involves strategic value engineering.  This process includes a cost-benefit-analysis, construction feasibility study, identifying alternatives, labor considerations and material availability, and the overall impact on the project schedule.  We view our role in this process as your advisor, making recommendations that will maintain the design integrity and ownership goals, while addressing future operations and maintenance considerations and value enhancement of the project.

Construction-New Construction & Tenant Build Outs

As a value-added service, our pre-construction team thoroughly reviews the architectural, structural, and mechanical, electrical and plumbing drawings to ensure that all code requirements have been addressed and that the drawings accurately reflect the desired outcome in the most efficient manner possible.

Stellar has provided these services for nearly three decades in the metro Atlanta area and the Southeast, partnering with an extensive network of subcontractors that provide their respective input from project inception through construction.  Through these innovative, collaborative contributions from experts in every trade, constructability issues are addressed utilizing best practices and state of the art materials, including those required by Leadership in Energy and Environmental Design standards (“LEED®”).

Single source project management has been fundamental to our company’s success.  From pre-design through completion, all Stellar Contracting projects are assigned to a consistent, distinct team.  Each project team is led by a dedicated Project Manager, providing single-source accountability for all aspects of the construction, facilitating deliveries, scheduling, and final building inspections.

Stellar also utilizes permit expediters familiar with each municipality’s planning and zoning department and specific code requirements.  This practice reduces permit procurement from two weeks to 5-7 days, facilitating construction commencement.
